Forest is growing – and getting an energy-efficient skin
The second-largest Polish development from International workspace provider HB Reavis – Forest – has reached a major milestone. Its six and nine storey, campus-style building has been topped out, and the adjacent tower has passed its tenth floor. The Warsaw project will also feature a number of environmentally-friendly innovations – including a unique glass skin.
There are currently around 400 people on site – still short of the 700 seen during peak periods. However; the building facing Burakowska Street in Warsaw, scheduled for delivery in early 2021, is built and mostly glazed. The 120-metre tall tower is also gaining a new floor each week, and should top out in spring next year – the installation of its façade will start in few months.
Excitingly, the campus buildings’ high-performance solar control windows will guarantee generous clear views and perfect indoor thermal temperatures. The floor-to-ceiling, triple-glazed glass will deliver an incredible amount of natural light; but thanks to a special silver coating will also block the majority of heat from the sun. In turn, this pioneering energy-efficient technology will reduce the need for air conditioning, heating and artificial light.
When completed, Forest will have 78,000 sqm of workspace, ground floor retail and restaurant opportunities, and a public courtyard with around 400 trees and shrubs. Perfect for corporate, creative and entrepreneurial workers, it will offer the city’s largest floor plate (8,000 sqm), and flexible office layouts and co-working spaces.
The design is fully focused on maximising resources, including the re-use of rainwater, to reduce Forest’s carbon footprint. With the roofs featuring a community farm, relaxation zones and views of the lush greenery, it’s tailored for the health and productivity of the people who’ll work there too, with the added convenience of the nearby Westfield Arkadia shopping centre. This approach has helped it become one of the country’s greenest offices, with BREEAM and BREEAM Communities certifications, and WELL precertification.
The entire project – including the resurfacing of surrounding roads and parking spaces, and development of new pedestrian areas and bicycle lanes – will be completed around the end of 2021.
